Hi my name is Karen Schimpf and here’s a little bit about me. I am a wife and a mother of two kids. When I am not placing loans and running my kids around to school, athletic practices and meets; I enjoy working out, walking, biking, boating, traveling, reading books and trading currency (aka FOREX).

I am different from most Commercial LO’s in that I have been in many roles. I understand the perspective of business owners, investors and lenders. I am an investor. I have owned apartment buildings and trade foreign currency. I have been a business owner of several types of business. I have been in the finance industry for 20+ years. I have worked at various banks as a VP Officer at Chase Manhattan, Wells Fargo and Southwest Securities. I have worked off and on through out my career for banks but ultimately I prefer working as a commercial broker helping entrepreneurs get financing.

What people do not understand is that not all banks lend to all business/commercial property types. Banks have a particular wheelhouse of what they will lend. National lenders and local banks underwrite differently. National lenders do not have depository business so the lender do not have the equity requirements that limits their lending ability. Local banks look at what kind of depository business a client can bring to the bank. A client can spend time going from bank to bank applying for a commercial loan and not know that the bank does not lend on that type of property/business/etc. In the meantime the client is wasting their time or lowering their credit score.
The key is placing the borrower with the lender that most suits that borrower’s strengths. I do it better than anyone.

What most people don’t understand is that when a bank is working on an SBA loan with you, the loan is being underwriten two ways. The loan is being underwritten per SBA guidelines and the Banks loan credit criteria. Not all banks lending criteria lends to start businesses, or business types or even property types. The other is many banks only finance a handful of SBA loans a year. You could go bank to bank being turn down even though your deal is bankable. You are hurting your credit and adding inquires to your credit report. I have SBA lending sources that only lend SBA. I can help you get your deal closed.
