1. Acquisition and Refinance Apartment Loan 83.3% LTV are for Loan Amounts of $3 Million and above+. We can get you a FIXED rate in the 4’s . You will save because of the low fixed rate and because the loan is amortized over 35 years!. The program is a no recourse loan and is assumable.
– This program allows a seller carry up to combined loan to value of 92.5%
2. Apartment Construction/Rehab Loan up to 90% LTR for values of $3 Million and above. This program also has a great FIXED rate in the 3’s . The loan is fixed for 40 years and is amortizated for 40 years. The program is a no recourse loan and is assumable.
Apartment finance for Loan Amounts above $1,000,000.00+:
1. Acquisition and Refinance up to 80% LTV.
90% occupied has a variety of terms available from a 5 year to a 10 year fix with a 30 year amortization. The rates are very competitive.
If the property does not have 90% occupancy but cash flows than 5 year with a 30 year fix rate.
2. Cash-out is possible up to 75%LTV on limited cases. The deal must very strong and have 2 years experience as a landlord.
Apartment Building Financing for Loan Amounts above $250,000:
1.Acquisition and Refinance up to 80% LTV. The loan has full recourse with 5 year fixed balloons and 30 year amortization.
1.Stated Acquisition is up to 75% LTV. Loan amounts $250,000 to $1,000,000, rates are in the single digits, terms typically 3,5, or 7 years with 30 year amortization.

- Credit Report with credit scores dated within 30 days
- 3 years P&L or Tax Returns from the seller
- Year to date P&L
- Rent Roll
- Executive Summary explaining the amount needing, whether it is a purchase or a refinance, if is a discount note, the history of the property, if a refinance the date purchased and for how much, the year it was built, when the property was rehabed, the square footage, how many units, how many buildings, information about the area, where the building is located etc. and what the plans are for the future.
