We are talking $1 million to $5 Million up to 85 or 90%! This is HUGE. I get requests for this weekly and the problem is that for someone to come up in a second lien position, they have to be big enough to take over the first mortgage to protect their interest if the project fails. ON most projects, the guys that are big enough to do that are also too big to mess with anything under $5 Million. So Preferred Equity and mezzanine loans below $5 Million have been very tough to find.
